Damages, wear and tear, and reporting

We hope that your time as a tenant in our student residences will be pleasant and that everything in the student residence works as it should. Below is information on how to best take care of your student residence and how to report a fault if damage occurs.

Fault reporting

Is there something wrong with your student residence? If a tenant allows a fault to persist without action, it can often make the situation worse. Therefore, be sure to report a fault as soon as you notice a problem.

You can report a fault via the housing app or by logging in to My Pages. It is important that you fill in all the information in the fault report and clearly describe what you want to report. Be sure to indicate how urgent your problem is.

Emergency fault reporting

In the event of damage that poses a danger to the property, such as water leakage or burglary, you should always report your problem as soon as possible to our emergency number at Tel: 010-470 53 65 Securitas.

If you make a non-emergency report to our emergency service by phone, you as a tenant will be charged for it.

Pests

You can book a time for disinfection via Rentokil or by phone 0771-122 300.

This you can do on your own

We are always here, but there are some things you can easily take care of yourself and check in your home. For example, it is your responsibility as a tenant to replace light bulbs and fluorescent tubes in your student residence, as well as to clean the drains. You must report if your smoke detector is broken, but you can change the batteries yourself. If the power goes out, it is considered an acute fault, but first check if you can get it started yourself with the help of the fuses at home. You can find many good tips on how to do it yourself here.

We are happy to help you with your problem, but remember that if we help you with something that is your responsibility as a tenant, or if we turn out unnecessarily, you will be charged for it.

Before the property manager arrives

Fault reports are usually rectified within a week, but urgent fault reports are given the highest priority. When we have received your fault report, an email with confirmation will be sent to the email address you provided in your fault report.

In cases where you give your consent to access to your student residence with a master key, we will leave a message for you in the apartment after the visit, so you know that we have been there.

If you have not given consent to access via master key, we will contact you by phone before the visit, which may mean that it may take longer before the visit can be carried out. The staff who are to rectify the fault will make two attempts to reach you, and in the event that you are not available on these occasions, you must then contact us again yourself.

Only the tenant who is on the lease agreement can give permission for the master key to be used, and who must submit the fault report to us.

Damage and abnormal wear and tear

If something breaks in your student residence or needs service, you should always start by reporting a fault. In the event of abnormal wear and tear and causing damage, you are liable for compensation under the Tenancy Act. You are also responsible for damage caused by someone who belongs to the household or visits you acting carelessly or negligently. If you have a lodger or, for example, external craftsmen who cause damage to your apartment, it is your responsibility. In other words, you are responsible for damage to the apartment, regardless of who caused it.

Please note that it is absolutely forbidden to drill in the bathrooms as this can damage the moisture barrier.

When repairing damage in your student residence, there are several costs, including materials, material handling, labor costs, establishment costs, and so on. Keep in mind that it is not only the material itself that you have to pay for if damage has occurred, but also costs for the person who will buy it, go out to the student residence to replace/replace it and go back. In some cases, several people may be needed, such as an electrician and a plumber, as there will be two establishment costs and working hours for both. Another example is if it is a heavy job, then more than one person may be needed to carry out the work.
