Move-in day
If you wish to move in earlier, you need to contact us via info@sbsstudent.se to check if this is possible.
You get access from the date specified in the contract, as long as it’s not a holiday. In that case, the first weekday after this date applies. Make sure you’re aware of what your contract says and our procedures regarding key receipt, inspection protocol, house rules, fault reporting, and rent payment. You can find more information about this below.
Rental contract
Make sure you’ve carefully read through your rental contract before moving in so that you know the rules that apply. Student housing is intended to serve as accommodation for people studying at a college or university during their study period. The rental relationship follows the law on renting residential apartments (´§481/1995). For students who have attached their admission notice, the rental contract is valid as long as you’re studying. If you stop studying for any reason, you must contact us immediately.
Rent invoice
You can find your first rent invoice in our resident app Avy (https://sbsstudent.se/boendeapp/). Before the move-in day, you need to show proof of payment for your first rent invoice when you collect your keys.
Collecting keys
In the resident app under the menu option “Library” and “Moving in”, you’ll find information regarding key collection in your area.
Remember to always be able to show ID and your digital contract. It’s important that you take good care of your keys and return them when you move out. It’s strictly forbidden to copy keys on your own.
Inspection protocol
The student housing will have been inspected before you move in. You can then find the protocol in
Remember to carefully read through your inspection protocol. Any remarks or additions to the protocol must be received by us within a maximum of eight days from when you collected the keys. You submit them by making a fault report. Send all remarks in one fault report that you name “addition to inspection protocol”, and describe the additions carefully. Please include pictures if possible, it helps your case to be handled faster.
Home insurance
Home insurance is a requirement for living with SBS. So make sure you have one arranged by the day you move in.
Through the resident app, we have, together with Hedvig, insured your home, completely free of charge for 30 days from the day of access, and it starts to apply provided that you download the resident app.
Go into the resident app to ensure that you’ve received insurance.
Change of address
If you live in student housing, you should be registered as living at that address. When you move, you should report your move to the Swedish Tax Agency no later than one week after your move at www.skatteverket.se/flytta so that you get the correct registered address. You can find the information you need in your rental contract.
Usually, you have a four-digit apartment number, but if you live with your own entrance from the outside (and thus not through a stairwell), it’s the numbers and letter that follow the street address that apply. The Swedish Tax Agency notifies all authorities of your new address. If you need mail forwarding, you can order it from Svensk adressändring, www.adressandring.se.
Keep in mind that if you plan to live abroad for a year or more, you should report it to the Swedish Tax Agency. If you move to another Nordic country, you should report your move-in to that Nordic country.
