At SBS, we always want to make things easier for you in your everyday life, and we have now gathered everything you need to know and do related to your housing in an app.



Here’s how to do it step-by-step
- Download the resident app from Google Play or the App Store.
- When you first open the app, you’ll be greeted by Avy’s general start page.
- Click on Log in with BankID. If you don’t have access to Mobile BankID, you can log in with an SMS code or Email code.
- Register using your email address and phone number.
- Accept Avy’s terms of use and privacy policy.
- The installation is complete – now you can pay your rent with a simple click! If you currently pay your rent/fee by direct debit, you can use the resident app instead.

In the resident app, you’ll receive your rent invoices and can quickly and easily pay them directly in the app. You’ll also be able to submit fault reports, upgrade your apartment’s equipment in specific locations, take out home insurance or access other information and services from SBS, and much more.

Here you can find answers to some of the most common questions.
SBS Resident App is your digital shortcut to everything related to your housing. Here you can view your rent invoice, book the laundry room, manage parking permits, submit fault reports, and receive important messages from your property – directly on your mobile.
In the app, you can:
- View and pay rent
- Book laundry room and common areas
- Create and track fault reports
- Receive push notifications for service disruptions or important notices
- Access information related to your property
Everything gathered in one place for an easier student life.
You log in with the same details you use for My Pages. The first time you log in to the app, it is automatically linked to your rental agreement and tenancy information. If you do not have an account, you can create one directly in the app. If you cannot log in with BankID, you can switch the login method to SMS or an email code.
The app is continuously being developed. Soon you’ll be able to manage more everyday functions, get even clearer communication from your property, and access more digital services – all to make living as smooth as possible.
No, Avy can only be used via a smartphone.
The resident app is our platform for information for tenants. In the app you can see all information related to your housing, such as rent payments, fault reports, guides, information about events, and planned works. You can also chat with your neighbors in the community, ask questions to the chatbot Davy, and much more.
Go to My Profile (in the app you’ll find your profile under More at the bottom right).
Tap My Guests
Here you can invite a new guest or view your existing guests.
To add a new guest user, tap Add.
Enter the first name, last name, and Swedish personal identity number (personnummer) of the person who should get access to the app. It is currently not possible to add a guest who does not have a Swedish personal identity number, but we are looking into enabling this in future versions of the feature.
Add the guest and share the invitation link with the person you want to invite to the platform. If the invitation link doesn’t work properly, you can also ask your added guest to simply download the app or visit the platform and log in directly.
The first time, the user needs to verify themselves with Mobile BankID. After that, they can also log in using an SMS code or an email code.
For security reasons, only one person per housing contract receives the rent notices in the app. If someone else is also listed on the contract and wants to receive the rent notices in their app, the person who receives them can share the invoices with the other party.
Done. Both of you can now see your shared invoices.
Go to Payments and select Share your invoices at the bottom.
Tap New connection.
Send the link to the person you want to share the invoices with.
The recipient clicks the link on the same device where the app is installed.
The app opens automatically, and the recipient is asked to accept the sharing.
As the sender, you need to confirm the connection as the final step.
The resident app is not connected to any bank and only acts as a shortcut to your online bank. This means that if you don’t pay your rent notice via the resident app, you will need to manually mark it as handled.
In the cities where we offer add-ons, they can easily be ordered via the resident app.
You can choose which contract you want to view directly in the app. On the overview page, at the top, you will see your address. Click the arrow next to the address to open a list of your rental contracts, then select the contract you want to display.
If you still cannot see the correct contract, please email us at info@sbsstudent.se and we will help you. In some cases, a duplicate contact has been created for your email address, which can cause only one of the contracts to appear. This happens most often when a tenant receives a Swedish personal identity number during their tenancy. If you signed your first contract without a personal identity number and the new one with a personal identity number, a new contact may have been created in the system.
Yes. You can change the language to English in the settings.
You can usually log in once your contract has been activated in our system, most often within an hour after signing. Sometimes it may take a little while for all data to sync. If you still cannot log in after your move in date, please contact us and we will check your details.
In the resident app there is often a feature called the Library. This is where we gather important documents, manuals, move-in information, and other guides related to your housing.
Information about service disruptions, planned works, and other important updates is published in the app via the noticeboard or as push notifications. Make sure you have allowed notifications for the app on your phone.
