Rental Policy
Established by the Board of Directors of Studentbostäder i Norden AB (publ) on March 19, 2025
This policy applies to Studentbostäder i Norden AB (publ) and its subsidiaries within the Studentbostäder i Norden Group.
1. Introduction
Studentbostäder i Norden AB shall be characterized by our core values – to be responsible, open, and forward-leaning.
The policy is aimed at those seeking housing and is available at www.sbsstudent.se (also in English).
All rentals of vacant student housing and apartments are managed via queue points in our SBS queue. Our housing in Luleå is managed by www.studentbostadsservice.se. Local deviations may occur. Unlawful discrimination is prohibited during rental.
To rent an apartment from us, you must meet certain general requirements. We have specific income requirements for regular apartments and study requirements for student housing.
2. General Requirements
You must:
- Be at least 13 years old to register in the SBS housing queue.
- Be responsible and have fulfilled your obligations in previous housing. Housing references may be requested.
- Have valid home insurance during the entire rental period.
- Use the apartment as a permanent residence and be registered there. It is not permitted to own another permanent residence. Certification may be required.
- Not have pets in corridor housing or furnished apartments.
- Be responsible for furniture and furnishings in furnished apartments. Abnormal wear and tear will be charged.
- Upon moving out, book an inspection and return keys on time. Abnormal wear and tear such as grease stains, drill holes, scratches, moisture damage, or inadequate cleaning will be charged.
3. Income Requirements for Regular Apartments
You must:
- Have an income 2.5 times the annual rent. Applies to both short-term and indefinite contracts. Income may come from employment, pension, unemployment benefits, student aid, housing allowance, or child allowance. Joint income may only be counted for co-applicants who will reside with you permanently.
- Be able to verify all income through certificates, e.g., pay slips (last 3 months) and employment contracts.
- If self-employed: show the latest submitted tax return, registration certificate from the Swedish Tax Agency, current income statement and balance sheet, and auditor’s report. Business must be at least 1 year old.
- Have no payment defaults.
4. Requirements for Student Housing
You must:
- Be a full-time student (at least 30 credits/semester, complete at least 15 credits or equivalent).
- Be entitled to two semesters of leave from studies (application via info@sbsstudent.se).
- After leave from studies, continue with full-time studies or terminate the contract.
- Be able to verify studies through admission notice and registration certificate.
- Have no payment defaults.
If incorrect information is provided, the lease agreement may be terminated and a police report filed.
5. Overcrowding
To avoid unhealthy living conditions, the Swedish National Board of Housing, Building and Planning’s recommendations are followed:
- 1 room in a shared corridor: max 1 person
- 1 room and kitchen: max 2 people
- 2 rooms and kitchen: max 3 people
- 3 rooms and kitchen: max 4 people
- 4 rooms and kitchen: max 6 people
The lease agreement’s special provisions specify how many people may live in the apartment.
6. Direct Exchange and Subletting
You must:
- Follow the Swedish Land Code’s rules when exchanging apartments.
- Inspect the apartment and have no unpaid debts before signing the agreement.
- Have a valid reason for subletting (e.g., cohabitation trial with partner, studies abroad).
Allowed for 6 months at a time, a new application is required thereafter. Processing time 1–2 months. - Verify that the exchange or subletting tenant meets our requirements.
