Time to move on?

We all move out once in a while. Please try to be aware of and follow the rules that apply for termination of your lease, and you will make it a lot easier, both for you and for us at SBS. Finally, we want to wish you good luck with your future housing!

Termination of leasing contract

In order to terminate your lease you will have to print and fill out the termination form. You can find the form here. We gladly received the form through email, and you can either scan the form or take a clear photo of the form before sending it to us at info@sbsstudent.se.

After submitting the form you will receive a confirmation of submission, and thereafter a confirmation of termination once the termination is completed. Please contact us again if you have not received a confirmation before the end of the month.
As most contracts your lease has a period of notice, usually three months. Don’t forget that we count in whole months. For example, if we receive your termination form in March, your months of notice will be April, May and June (until 20xx-06-30). However, if we receive it in the beginning of April your lease is not terminated until 20XX-07-31.

Moving day is the following weekday at the latest. Your confirmation of termination will tell you where to turn to for the inspection and returning of your keys. By the time of the inspection the apartment has to be completely emptied and cleaned.

As a tenant you are obliged to show your apartment to future tenants.
We will therefore give your name and contact information to the ones offered your apartment, so that you can get in touch and schedule a suitable time for showing. This is also easier if you wish to move out early, so please let us know if you don’t wish that we share your contact information. We will then schedule a time during the last month of your lease which we will notice you and the future tenants about. You will then have to be available to show the apartment on the time agreed.
NOTE: Don’t forget to terminate other contracts, such as your TV and wi-fi. Rent free months are not affected by your period of notice for the termination of the lease.

Early move out

We are not able to change your period of notice for the termination of your lease or end date of your lease. However, if the next tenant requests an early move in we always ask to see if it would be of interest. If both agree to this it is an agreement between the both of you, and the person on the lease is still always responsible for the apartment and will be charged with potential costs. At an early move out the leaving tenant will have to schedule an early inspection and key exchange. In order for the new tenant to be able to receive the keys on an earlier date, the leaving tenant (as well as the new tenant) has to fill out and submit the form “Letter of appointment for early move in/out” together with the keys. NOTE: If the new resident move in before the apartment has been inspected they will be responsible for all potential damage since the last inspection.

Inspection and key return

Around the middle of the month by the end of your lease we will notice you of the time for the inspection through email. Get in touch with us at info@sbsstudent.se if you have not received a time by the 25th of the month you are moving out. Your appointed time could be sometime between 08.00-16.00, but usually in the morning. If you are planning an early move out, please contact us to schedule a time for inspection at info@sbsstudent.se. Remember to contact us as soon as possible before you move out.

Luleå: If you are a tenant in one of our rental apartments in Luleå you book your own inspection with the superintendent in your area (contact information can be found in your confirmation of termination). After the inspection you return your keys to Studentbostadsservice at Tekniktorget 3. 

Karlstad: If you stay with us at Södra Kyrkogatan or Mellqvistgatan in Karlstad, contact Värmlands Fastighetsservice to schedule an appointment for inspection and returning your keys. 

Remember that you are returning the apartment at the time of the inspection. This means that everything should be ready for a new tenant to move in. If there are damages to the apartment which you have caused (for example holes in walls or ceiling) and that you wish to fix by yourself, it needs to be done professionally or by a professional craftsman and be ready in time for the inspection. If anything is switched out it has to be replaced with an equal product. All light bulbs and light tubes have to work at the time of the inspection, and the fire alarm has to be in place with a functioning battery.
Other articles should also be fully functioning and in good condition by the time of the inspection, such as: toilet seat, shower hose, shower nozzle, carbon filter in the kitchen fan, as well as sponge filter if that applies (you can either exchange these yourself or get help exchanging them if you submit a faulty report in time before the inspection without additional cost).

If there are damages to the apartment we will charge you for renovating, which includes costs for both material and labour. The apartment should be returned at the time you are advised. You should be at the address and be able to identify yourself with identification or someone with your letter of appointment. The inspection takes about 15-20 minutes. The apartment should be fully emptied and cleaned.

Keys are returned at the time of the inspection. If there are any keys missing or any change of locks are required, the resident will be charged for the costs. Potential errors or greater damages has to be reported to us in good time before the inspection. Do not forget to empty any storage space. If the apartment is not cleaned well enough at the time of the inspection it will be noted in the inspection survey, and you might be charged for additional costs for cleaning the apartment. If there are personal items or trash left in the apartment or storage space you will be charged for discarding or storing the items. Read our appendix “checklist for cleaning before moving out” and clean thoroughly in order to avoid potential additional costs. You usually have a lot of trash when moving out. Make sure to sort it correctly and discard it in the correct soring bin. No trash, furniture or other may be left in the apartment or common areas. Changing address

Don’t forget to change your address and order forward delivery of your mail once you move in or out of the apartment. You change your address at Svensk Adressändring, either through phone at 020-97 98 99 or through their website.
