{"id":21102,"date":"2025-10-17T11:34:53","date_gmt":"2025-10-17T09:34:53","guid":{"rendered":"https:\/\/sbsstudent.se\/rental-policy\/"},"modified":"2026-04-08T14:38:14","modified_gmt":"2026-04-08T12:38:14","slug":"rental-policy","status":"publish","type":"page","link":"https:\/\/sbsstudent.se\/en\/rental-policy\/","title":{"rendered":"Rental Policy"},"content":{"rendered":"\n<section class=\"qt-section container-m\"><div class=\"qt-section__inner grid grid-col-1\">\n<div class=\"qt-container\">\n<h1 class=\"wp-block-heading\">Rental Policy<\/h1>\n\n\n\n<p>Established by the Board of Directors of Studentbost\u00e4der i Norden AB (publ) on March 11, 2026<\/p>\n\n\n\n<p>This policy applies to Studentbost\u00e4der i Norden AB (publ) and its subsidiaries within the Studentbost\u00e4der i Norden Group.<\/p>\n<\/div>\n\n\n\n<div class=\"qt-container\">\n<h2 class=\"wp-block-heading\">1. Introduction<\/h2>\n\n\n\n<p>Studentbost\u00e4der i Norden AB shall be characterized by our core values \u2013 to be responsible, open, and forward-leaning.<\/p>\n\n\n\n<p>The policy is aimed at those seeking housing and is available at www.sbsstudent.se (also in English). <\/p>\n\n\n\n<p>All rentals of vacant student housing and apartments are managed via queue points in our SBS queue. Local deviations may occur. Unlawful discrimination is prohibited during rental.  <\/p>\n\n\n\n<p>To rent an apartment from us, you must meet certain general requirements. We have specific income requirements for regular apartments and study requirements for student housing. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">2. General Requirements<\/h2>\n\n\n\n<p>You must:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Be at least 13 years old to register in the SBS housing queue.<\/li>\n\n\n\n<li>Be responsible and have fulfilled your obligations in previous housing. Housing references may be requested.  <\/li>\n\n\n\n<li>Have valid home insurance during the entire rental period.<\/li>\n\n\n\n<li>Use the apartment as a permanent residence and be registered there. It is not permitted to own another permanent residence. Certification may be required.  <\/li>\n\n\n\n<li>Not have pets in corridor housing or furnished apartments.<\/li>\n\n\n\n<li>Be responsible for furniture and furnishings in furnished apartments. Abnormal wear and tear will be charged.  <\/li>\n\n\n\n<li>Upon moving out, book an inspection and return keys on time. Abnormal wear and tear such as grease stains, drill holes, scratches, moisture damage, or inadequate cleaning will be charged.  <\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">3. Income Requirements for Regular Apartments<\/h2>\n\n\n\n<p>You must:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Have an income 2.5 times the annual rent. Applies to both short-term and indefinite contracts. Income may come from employment, pension, unemployment benefits, student aid, housing allowance, or child allowance. Joint income may only be counted for co-applicants who will reside with you permanently.     <\/li>\n\n\n\n<li>Be able to verify all income through certificates, e.g., pay slips (last 3 months) and employment contracts. <\/li>\n\n\n\n<li>If self-employed: show the latest submitted tax return, registration certificate from the Swedish Tax Agency, current income statement and balance sheet, and auditor\u2019s report. Business must be at least 1 year old. <\/li>\n\n\n\n<li>Have no payment defaults.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">4. Requirements for Student Housing<\/h2>\n\n\n\n<p>You must:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Be a full-time student (at least 30 credits\/semester, complete at least 15 credits or equivalent). Be entitled to two semesters of leave from studies (application via <a href=\"mailto:info@sbsstudent.se\">info@sbsstudent.se<\/a>).  <\/li>\n\n\n\n<li>After leave from studies, continue with full-time studies or terminate the contract.<\/li>\n\n\n\n<li>Be able to verify studies through admission notice and registration certificate.<\/li>\n\n\n\n<li>Have no payment defaults.<\/li>\n<\/ul>\n\n\n\n<p>If incorrect information is provided, the lease agreement may be terminated and a police report filed.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">5. Overcrowding<\/h2>\n\n\n\n<p>To avoid unhealthy living conditions, the Swedish National Board of Housing, Building and Planning\u2019s recommendations are followed:  <\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>1 room in a shared corridor: max 1 person<\/li>\n\n\n\n<li>1 room and kitchen: max 2 people<\/li>\n\n\n\n<li>2 rooms and kitchen: max 3 people<\/li>\n\n\n\n<li>3 rooms and kitchen: max 4 people<\/li>\n\n\n\n<li>4 rooms and kitchen: max 6 people<\/li>\n<\/ul>\n\n\n\n<p>The lease agreement\u2019s special provisions specify how many people may live in the apartment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">6. Direct Exchange and Subletting<\/h2>\n\n\n\n<p>You must:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Follow the Swedish Land Code\u2019s rules when exchanging apartments.<\/li>\n\n\n\n<li>Inspect the apartment and have no unpaid debts before signing the agreement.<\/li>\n\n\n\n<li>Have a valid reason for subletting (e.g., cohabitation trial with partner, studies abroad).<br\/>Allowed for 6 months at a time, a new application is required thereafter.
